Stricter Regulation Shakes up the Buy-to-Let Market

The UK’s buy-to-let market is undergoing significant changes, with new regulations prompting many landlords to rethink their position. New regulations include:

  • Tougher EPC (Energy Performance Certificate) requirements mean landlords will need to invest in property upgrades or face penalties.
  • Tighter lending criteria are making it harder for new entrants and small landlords to secure finance.
  • Changes to eviction rules under the Renters Reform Bill are altering risk profiles and tenant management practices.

As the rental market becomes more regulated, some smaller landlords may leave, and more landlords are likely to need legal advice to stay compliant.

Rise in Employee Workplace Disputes

This week, legal tech startup Valla, which provides affordable AI-powered tools to assist employees in navigating employment disputes, has announced that they have secured £2 million in funding to expand its services. This would seem to be in direct response to the expected increase in workplace claims following the introduction of the government’s Employment Rights Bill, which strengthens protections for workers and makes dispute resolution more accessible.

  • Experts predict a rise in employee-led claims that previously would not have been pursued.
  • Key areas include flexible working, redundancy rights, and discrimination.

Firms may want to consider how they offer employment law services, i.e. not just to employers but directly to employees, as expectations shift and self-representation becomes more common.

Topshop Returns to the High Street

After vanishing from physical retail in 2021, Topshop is making a comeback under ASOS ownership, with a new flagship store set to open in London later this year.

The revival aims to blend physical and digital retail, showcasing fashion and tech integration. This comes at a time when many traditional retail brands are disappearing from town centres – how nice it is to see a comeback instead!

 

AI and the Changing Job Landscape: PwC Report Insights

PwC’s AI Jobs Barometer shows how AI is changing and not eliminating jobs, providing some much needed positivity amongst some doom and gloom stories about AI taking over jobs and well, everything! The report talks about:

  • Job postings that mention AI have grown 3.5x faster than the overall market.
  • Demand is rising across professional services, finance, and IT, particularly for roles involving data, analysis, and AI integration.
  • Countries investing in AI skills are seeing higher wage growth and job creation.
